Air Conditioner Maintenance: What to Do and When

Most air conditioners don’t fail suddenly. They fail slowly, over two or three summers of nobody touching them, and then quit on the hottest day of the year.

Regular maintenance comes down to about six tasks. Two of them you should do every month or two during cooling season, three you can handle once a year with basic tools, and one needs a licensed technician. That’s the whole list.

Why AC Maintenance Actually Matters

A neglected system doesn’t just risk breaking down. It costs you money every month it runs.

A clogged filter forces the blower to work harder against restricted airflow, which raises your electricity use and drops cooling output. Dirty condenser coils do the same thing at the other end of the system: the unit can’t dump heat efficiently, so it runs longer to reach the same temperature. What You Can Do Yourself

Replace the Air Filter

This is the single highest-value maintenance task, and it takes five minutes.

The filter sits either in a return air vent inside your home or in a slot near the indoor air handler. When it clogs, airflow across the evaporator coil drops. That means weaker cooling, higher bills, and in bad cases a frozen coil.

  1. Turn the system off at the thermostat.
  2. Locate the filter slot and note the airflow arrow direction printed on the frame.
  3. Slide out the old filter and check it against a light source. If you can’t see light through it, it’s overdue.
  4. Insert the new filter with the arrow pointing toward the air handler.
  5. Write the date on the filter edge with a marker.

Clear Debris Around the Outdoor Unit

The condenser unit outside needs open air on all sides to release heat. Grass clippings, leaves, cottonwood seed and shrubs growing too close all restrict that airflow.

  1. Cut power to the unit at the outdoor disconnect box or the breaker.
  2. Remove leaves, sticks and grass from the fins and the base.
  3. Trim vegetation back to leave at least two feet of clearance on all sides, and five feet of open space above.
  4. Check that the unit still sits level on its pad.

How often: a quick visual check monthly during cooling season, and a proper clearing at the start of summer and after any storm.

Clean the Condenser Coils

The aluminum fins wrapped around the outdoor unit collect a layer of dust and pollen that acts like insulation. Once a year is usually enough.

  1. Cut power at the disconnect box. Confirm the unit is dead before touching anything.
  2. Remove the top grille if your unit’s design allows it. Some have the fan attached, so support it rather than letting it hang by the wires.
  3. Vacuum loose debris from the fins with a soft brush attachment.
  4. Spray the fins from the inside out using a garden hose on moderate pressure. Never use a pressure washer, which bends fins permanently.
  5. Straighten any bent fins gently with a fin comb.
  6. Reassemble and restore power.

Flush the Condensate Drain Line

Your AC pulls humidity out of the air, and that water has to go somewhere. It drains through a PVC line that gradually grows algae and sludge. When it clogs, water backs up into the drain pan and eventually onto your floor or ceiling.

  1. Turn the system off.
  2. Find the access point on the drain line, usually a capped T-shaped fitting near the indoor unit.
  3. Remove the cap and pour in about a cup of distilled vinegar.
  4. Let it sit for 30 minutes, then flush with water.
  5. Replace the cap.

Check Thermostat Operation

Quick but worth doing. Set the thermostat to cool and drop the target several degrees below room temperature. The system should start within about a minute. Confirm that the air coming from vents is noticeably cooler than room air within a few minutes.

Annual System Service

A licensed technician does several things you can’t do safely or legally at home.

Refrigerant check. Handling refrigerant requires EPA Section 608 certification in the United States. A tech measures system pressures to confirm the charge is correct. Low refrigerant means a leak somewhere, not a system that “used some up.”

Electrical inspection. Capacitors, contactors and wiring connections degrade with heat cycling. A tech tests these under load and catches components that are failing but haven’t quit yet.

Evaporator coil and blower inspection. The indoor coil is harder to reach than the outdoor one and often needs partial disassembly.
